Summer Party - Volunteers Needed Please

Summer is almost upon us and as you know we are planning our summer kick off party. Like last year it will be a slightly smaller event than in years past. HOWEVER, to hold this party we need volunteers and someone to step up to be the organizer. 
 
As with the Egg Hunt, teens are more than welcome to volunteer to help out. Teens will receive a Certificate of Civic Service that they can turn in to their school to be included in their permanent record. This kind of stuff looks great on college applications.... We would need an adult to be organizer.

Clubhouse Office Closed for Good Friday

May we wish everyone a wonderful Passover and Easter! In observance of Good Friday PENCO's offices will be closed on 04/19/19. The Clubhouse office will re-open on Monday, 4/22/19. Thank you for your patience. 
Notice of 2019 Spring Inspections

It's that time of year again and we will be conducting the 2019 Spring Inspections the first 2 weeks of May. Now is the time to proactively review the exterior of your homes and yards and make any necessary plans for needed repairs and cleaning. 

 

Last year was very wet, so powerwashing is going to be a very hot topic this year. We've also had some really bad wind storms and many shutters have come off the homes.

Township and Police Offices Relocated for Renovations

Please click here to view the official notice of relocation for the Township's Administrative Office and Police Department. Their facilities will be undergoing renovations starting April 15, 2019 and are estimated to take 12-16 months for completion. The notice contains the new physical addresses and locations of these municipal services. Thank you.

Windsor Ridge is a planned community consisting of 442 individual homes, roughly half townhomes and half detached homes.

Upcoming Events
Community Spring Yard Sale
Saturday, April 27th, 9 am to Noon
Rain date will be Sunday, 4/28; 9 am to noon. 
All items may be placed out in front of the homes no earlier than the morning of the sale. Do not block the sidewalk or street. Nothing is to be set up on the rear of the homes, you cannot block access to the alleyways. No individual sale signs. The Association will advertise in the local newspapers and place signs a few weeks in advance at both entrances, facing traffic. All unsold items must be returned to your home/garage no later than sundown that same day. Any unsold items that will be disposed of as trash must be taken inside until Tuesday's regular collection day. The dumpster at the clubhouse may not be used for disposal of any items. 
Townhome Painting - Phase 3 Homes Only
Monday, April 29th to Friday, June 28th
2019 Townhome Painting Project will be for the Phase 3 homes only. Weather permitting this work will start on April 29th. The Office will reach out directly to those homes that are part of this year's project. See "announcements" section of this website for more information.
Architectural Committee Meeting
Monday, April 29th, 7:00 PM at Clubhouse Fireside Lounge
The deadline for submissions is before 4:30 PM on Friday, April 26th. Any request submitted after that time will be held until the next meeting date in late May. Please plan accordingly.
2019 Spring Inspection
Wednesday, May 1st to Friday, May 10th
Spring Inspections will occur the first 2 weeks of May. 
Where Do I ...?
SUBMIT ARCHITECTURAL (AND ANY OTHER) FORMS: You can drop them off at the management office located in the Clubhouse, or use the black mailbox located in the parking lot at Elmhurst and Prospect Hill (open pull handle door, there is a slot beneath the out-going mail shelf), or you can mail to the address below in "Management Company" box.
 
SUBMIT CLUBHOUSE LEASE AGREEMENT: (same as above)
 
SUBMIT DIRECT DEBIT FORM: Mail the original form along with either a voided check or deposit slip to Windsor Ridge c/o PENCO, PO Box 1119, Chadds Ford, PA 19317. Forms must be received by the 10th of the month for processing in time to start the next month.
 
MAKE PAYMENTS: Mail a check or money order to Windsor Ridge c/o PENCO, PO Box 66967, Phoenix, AZ 85082-6967. Please include your coupon slip with your payment or have your account number written on your payment. All payments are to be payable to Windsor Ridge, not PENCO. Cash is never accepted and payments are never to be given to the office located in the Clubhouse.

The first spring turf applications will occur (weather permitting) on Wed, April 3rd. You can locate copies of the MSDS Sheets for each product applied to the common turf by clicking Product 1 and Product 2 and Product 3.
