UUPD Offers Free Pro-Active Parenting Seminar

Community Tree Maintenance

Davey Tree is currently in the community performing tree work to the common area trees. This past fall the Board and Davey Tree had established a plan to address the spotted lanternfly issue in which we were going to try to locate a viable Tree of Heaven plant in the buffer area and create what is called a trap tree. The plan was to treat that identified tree and remove all other Tree of Heaven so that the insects were forced to go to towards that treated tree, which is their preferred host tree, and then die. However, the Open Space Management Plan requires that every year we evaluate our wooded buffer areas and remove all invasive species of trees observed. We have adhered to that plan too well and could not locate any viable Tree of Heaven plants to use. A Plan B was then adopted.

2019 Annual Meeting - Candidate Bio's and Info

Remember to mark your calendars for Monday, February 4th at 7 PM for the 2019 Annual Meeting of Owners! There are two seats up for election and we have two candidates! Please click here to view the 2nd Notice of Meeting and Candidate Biographies. As required by the Declaration a mailing has been sent to all owners with this information. See you all on the 4th! 
2019 Budget - No Increase in Dues!!!!!

Excellent news everyone! There will be NO INCREASE in your dues for 2019. Towns will still be paying $185 and Singles $110! Click here to view the 2019 Budget and mailing. This past year the Board, management, and all the vendors have worked diligently together to control costs and negotiate pricing for contracted services. It is through this kind of working relationship that the Board was able to continue to provide you with quality services, maintain the Association standards, and keep your fees as low as possible. We hope everyone has a wonderful New Year!
Clubhouse Bathrooms Closed for Renovations

Both bathrooms in the clubhouse will be closed starting Thursday, 1/3/2019 until Saturday, 1/26/19. We will be renovating the bathrooms. Thank you for your patience and cooperation. 
Community Information
Windsor Ridge is a planned community consisting of 442 individual homes, roughly half townhomes and half detached homes.

Clubhouse Bathrooms Closed for Renovations
Thursday, January 3rd to Friday, January 25th
The Clubhouse bathrooms will be closed for use during the renovation project. The rest of the building will be remain open and able to be used. 
Architectural Committee Meeting - January 2019
Tuesday, January 29th, 7 pm at Clubhouse Fireside Lounge
The deadline for submission is before 4:30 pm on Friday, January 25th. Please plan accordingly.

Please remember to return your Designated Proxy Form in advance of the meeting if you will not be able to attend. 
Where Do I ...?
SUBMIT ARCHITECTURAL (AND ANY OTHER) FORMS: You can drop them off at the management office located in the Clubhouse, or use the black mailbox located in the parking lot at Elmhurst and Prospect Hill (open pull handle door, there is a slot beneath the out-going mail shelf), or you can mail to the address below in "Management Company" box.
 
SUBMIT CLUBHOUSE LEASE AGREEMENT: (same as above)
 
SUBMIT DIRECT DEBIT FORM: Mail the original form along with either a voided check or deposit slip to Windsor Ridge c/o PENCO, PO Box 1119, Chadds Ford, PA 19317. Forms must be received by the 10th of the month for processing in time to start the next month.
 
MAKE PAYMENTS: Mail a check or money order to Windsor Ridge c/o PENCO, PO Box 66967, Phoenix, AZ 85082-6967. Please include your coupon slip with your payment or have your account number written on your payment. All payments are to be payable to Windsor Ridge, not PENCO. Cash is never accepted and payments are never to be given to the office located in the Clubhouse.

The second Fall weed and feed application was completed on Friday, 11/09/18. There was a spot treatment only for weeds as needed to certain common areas. It was not be a full weed spraying. You can locate copies of the MSDS Sheets for each product applied to the common turf by clicking Product 1 and Product 2.
