Announcements
2019 Pool Season

The 2019 Pool Season will officially start on Memorial Day Weekend (Sat, 5/25 at 10 am)! The pool and splash pad will be open weekends only until Friday, June 7th at 12:30 PM, after which date the pool will be open daily through the summer. Please remember  you need your clubhouse access card to gain entry through the pool gate. Replacement cards can be purchased at the clubhouse office Monday - Friday 10:30 am - 4:30 pm only. The cost is $50 per replacement card (check or money order only - no cash), payable to Windsor Ridge HOA. It is suggested you call the office ahead of time so your card(s) can be programed and waiting for you to arrive. 

 

Please click here to view the 2019 Pool Rules.  There have been no changes to the rules since last year. However, we have added a new sign in the splash pad area that prohibits ball throwing in that area. Over the last few years we have noticed damage to the splash pad fixtures as a result of kids playing ball in there. Each fixture costs several thousands of dollars, so we can no longer allow this to continue and risk more damage. If you wish to play ball, please lease the pool area entirely. CORRECTION - Curbside Yard Waste Collection

CORRECTION to last posting:

Please click this link to go to the Upper Uwchlan Township website yard waste collection page for more information. Place the bags/containers for collection in the same place you put your trash for collection. Those without alleys should be placed out front, those with alleys should place in the alley. The above link has the collection schedule showing which Wednesday's are collection days.

 

Please use the yard waste collections and do not throw your yard waste in the woods or common grounds!

Township and Police Offices Relocated for Renovations

Please click here to view the official notice of relocation for the Township's Administrative Office and Police Department. Their facilities will be undergoing renovations starting April 15, 2019 and are estimated to take 12-16 months for completion. The notice contains the new physical addresses and locations of these municipal services. Thank you. 
Phase 3 Townhome Painting Project

We have already reached out to those homes that are part of this years painting project. You can click here to view the 5 year painting scheduleFor only those included in this year's project: Please call Kim at  Daltry's office 484-791-3334 to schedule to have your front door painted. You have to be home to let the door stay open and dry for a few hours. You do not need to be home for the rest of the exterior painting to be done. Don't wait, call today and set up your appointment.

  • Exterior painting & caulking should be done every 5-6 years. REMINDER: Townhomes are included as part of monthly HOA dues and are on a 5 year schedule. Includes exterior trim/wood including: garage, windows, doors, sidelights, pillars and shutters.
  • Pricing will be quoted on a per home basis. Estimates are: smaller home $1100, medium home $1500 & large home $1700. Dormers are $145 each.

Community Information
Windsor Ridge is a planned community consisting of 442 individual homes, roughly half townhomes and half detached homes.
 
Excellent amenities are included: Community Pool & Splash Pad; Clubhouse with Fitness Center, Ballroom, and Recreation Room; 2 Tennis Courts; Basketball Court; a large Playground and 5 Tot Lots; soccer and lacrosse fields; 40 acres of Open Space; and Walking Trails.  The community is also adjacent to Fellowship fields and near many parks, including Marsh Creek State Park.

Windsor Ridge is family friendly and kids go to award winning schools in the Downingtown School District.  Downingtown East is the High School.

The development is conveniently located off Route 100 and Route 401, minutes from the PA Turnpike.

Townhome Painting - Phase 3 Homes Only
Monday, April 29th to Friday, June 28th
2019 Townhome Painting Project will be for the Phase 3 homes only. Weather permitting this work will start on April 29th. The Office will reach out directly to those homes that are part of this year's project. See "announcements" section of this website for more information.
Architectural Committee Meeting
Tuesday, May 21st, 7 PM at Clubhouse Fireside Lounge
The deadline for submission is before 4:30 PM on Friday, 5/17/19. Any requests received after this date and time will be held until the next Committee Meeting. Please plan your submissions accordingly. 
Summer Open Board Meeting
Monday, June 3rd, 7 PM at Clubhouse Ballroom
The Summer Open Board Meeting will be held on Monday, June 3rd at 7 pm in the clubhouse ballroom. These open meetings do not follow a set agenda. They are an opportunity for owners to hear updates about the community and to share ideas, suggestions and concerns for the community in general. The meeting will end at 8 pm or after the last attendee has had an opportunity to speak; whichever comes first. Please mark your calendars and we hope to see you all there.

SUBMIT ARCHITECTURAL (AND ANY OTHER) FORMS: You can drop them off at the management office located in the Clubhouse, or use the black mailbox located in the parking lot at Elmhurst and Prospect Hill (open pull handle door, there is a slot beneath the out-going mail shelf), or you can mail to the address below in "Management Company" box.
 
SUBMIT CLUBHOUSE LEASE AGREEMENT: (same as above)
 
SUBMIT DIRECT DEBIT FORM: Mail the original form along with either a voided check or deposit slip to Windsor Ridge c/o PENCO, PO Box 1119, Chadds Ford, PA 19317. Forms must be received by the 10th of the month for processing in time to start the next month.
 
MAKE PAYMENTS: Mail a check or money order to Windsor Ridge c/o PENCO, PO Box 66967, Phoenix, AZ 85082-6967. Please include your coupon slip with your payment or have your account number written on your payment. All payments are to be payable to Windsor Ridge, not PENCO. Cash is never accepted and payments are never to be given to the office located in the Clubhouse.

The first spring turf applications will occur (weather permitting) on Wed, April 3rd. You can locate copies of the MSDS Sheets for each product applied to the common turf by clicking Product 1 and Product 2 and Product 3.
